Why Shorewell Park

The region's biggest employer is next door. The price still isn't.

Shorewell Park sits 4km south-west of Burnie's CBD, in North-West Tasmania's Cradle Coast region, immediately adjacent to the North West Regional Hospital, a 160-bed facility in the same 7320 postcode. Health Care and Social Assistance is Burnie City's largest employment sector by a wide margin: 3,237 local jobs in 2024/25, 23.7% of the local workforce, well above the 17.4% state average.

This isn't a heritage pitch. Shorewell Park was established in the 1970s as a housing estate and gazetted as a locality in 1976. What it offers instead is proximity to real, resilient employment: alongside the hospital precinct, Elphinstone Group (mining equipment and defence vehicle manufacturing, around 2,500 employees) and the Port of Burnie, Tasmania's largest cargo port, both anchor the local economy.

It's also affordable. Median house prices sit around $440,000, based on the most recent 27 sales, well under the Tasmanian state median of $620,000, with gross yields running up to 4.97%.

No Shorewell Park-specific vacancy figure is published. The best available proxy is the Burnie City LGA-wide rate of 0.75% (HtAG), tighter than the national rate of around 1.0% to 1.3% over the same period.

We favour the number we can defend. Of the four sources quoting Shorewell Park's rent and yield, we lean on CoreLogic's sales-transaction-based figures over modelled or listing-based estimates, and we still get a written local appraisal before any number reaches a client.

What's solid: this suburb sits inside the same postcode as a 160-bed regional hospital and Burnie City's largest employment sector, at a median price around $440,000, well under the Tasmanian state median of $620,000.

Straight answers, no fine print

Shorewell Park, explained plainly.

Why Shorewell Park specifically?
It sits in the same postcode as the North West Regional Hospital and Burnie City's largest employment sector, Health Care and Social Assistance, which alone accounts for 23.7% of the local workforce. That's a large, resilient employer on the doorstep, at a median house price around $440,000, well under the Tasmanian state median of $620,000. It's not a heritage pitch, it's a proximity-and-price one.
Why do the price and growth figures vary so much between sources?
Shorewell Park is a thin market, only 27 house sales in the past 12 months, so figures swing hard depending on methodology. We lead with HtAG Analytics (+14.51% growth), a more consistent long-run series; CoreLogic's sales-transaction-based figure runs higher at +22.2%, and a listings-based source shows +1.14%. We show the range rather than picking whichever number looks best.
Why don't you show a Shorewell Park-specific vacancy rate?
Because none is published at suburb level. We use the Burnie City LGA-wide rate of 0.75% as the best available proxy, tighter than the national rate, but we say plainly that it's a proxy, not a Shorewell Park number.
Is the first call genuinely free and no-obligation?
Yes. It's 15 minutes, it's free, and there's no obligation. We'll look at your numbers and tell you honestly whether Shorewell Park is the right fit.
