Why New Norfolk

A working river town, not a commuter dormitory.

New Norfolk sits on the River Derwent, around 35 minutes northwest of Hobart, and is the commercial heart of the Derwent Valley. Settled in 1807, it's one of Australia's oldest towns, home to the Bush Inn (1825) and the Willow Court precinct, character streetscapes you simply cannot build new.

It isn't a town living off Hobart's spillover. The Boyer Paper Mill employs around 300 people under new Australian ownership, alongside health, retail, tourism and agriculture spread across the valley. That's a genuine, diversified local economy, not a single-employer risk.

The lifestyle case is real too: river views, mountain scenery, the nationally awarded Agrarian Kitchen, antique stores and the Derwent Valley's wider tourist appeal. And the corridor into Hobart has just been upgraded by the new Bridgewater Bridge, Tasmania's largest-ever transport project.

Comparable Rentals

The rental market is doing the heavy lifting. Vacancy at 0.4% to 0.8% against a healthy, balanced market of around 3% means strong tenant demand for anything new.

New stock leads the market. New homes sit at the top of the local rental pool with very little to compete against.

Roughly 30% of local households rent, while new supply is thin: stock on market runs around just 0.3% of dwellings. Median house rent of $490 to $500 a week, up around 8% in a year.

Don't take our word for the rent. Before any client commits, we obtain a written rental appraisal from an independent local property manager. It's their licence and their local letting book on the line, not our spreadsheet. The appraisal is for the actual home design and estate presented, Hudson Grove.

Straight answers, no fine print

New Norfolk, explained plainly.

Why New Norfolk specifically?
It's a genuine working town rather than a Hobart dormitory suburb: a real employer in the Boyer Paper Mill, an emergency-tight rental market at 0.4% to 0.8% vacancy, entry prices well under the Hobart median, and a heritage character that can't be replicated in new estates elsewhere. The recently opened Bridgewater Bridge has also shortened and improved the commute into Hobart.
What's driving rental demand here?
A working local economy (the Boyer Mill and its supply chain, plus health, retail, tourism and agriculture) combined with very thin new supply, only around 0.3% of dwellings are on the market at any time. New-build rentals are essentially non-existent, so a brand-new home isn't competing with much at all.
What is the Hudson Grove Estate?
The dual villa package we're currently building in New Norfolk. Every rental figure we quote for this estate is backed by a written appraisal from an independent local property manager for the specific home design being built, not a general suburb average.
Is finance harder to arrange in a smaller regional town?
No. It works the same way as financing a house and land package anywhere else. We bring in independent mortgage brokers early in your strategy session so your position is clear before anything is committed to.
Is the first call genuinely free and no-obligation?
Yes. It's 15 minutes, it's free, and there's no obligation. We'll look at your numbers and tell you honestly whether New Norfolk is the right fit.
