Swansea's heritage main street, or Oyster Bay looking toward Freycinet

Tasmania's oldest East
Coast town. The southern
gateway to Wineglass Bay.

Founded in 1821, Swansea was the first municipality established in Australia after Hobart and Sydney, and it still looks the part: heritage streetscape, a working rural economy, and the southern doorstep to Freycinet National Park and Wineglass Bay, one of the most photographed stretches of coastline in the country.

Why Swansea

The oldest municipality on the East Coast, and still growing.

Swansea was established in 1821, the first municipality created in Australia after Hobart and Sydney. The heritage is genuine and still standing: Schouten House (1845), the Oyster Bay Guest House (1841), All Saints Church (1871) and the convict-built Spikey Bridge just south of town. The town marked its 200th anniversary in 2021.

It's also the southern gateway to Freycinet National Park and Wineglass Bay, one of the most photographed stretches of coastline in the country. Tasmania recorded a record 1.386 million visitors in the year to December 2025, supporting 50,800 jobs statewide, and Swansea sits at the start of the East Coast run those visitors take.

The local economy runs on tourism, retail, viticulture, grazing and fishing, small-business and self-employment heavy rather than one dominant employer. Population grew 15.1% between the 2016 and 2021 Census, to 997 residents, a genuinely growing town rather than one just holding on.

Heritage & Character

Founded in 1821, the first municipality created in Australia after Hobart and Sydney. Schouten House, the Oyster Bay Guest House and All Saints Church still stand.

Gateway to Freycinet

The southern gateway to Freycinet National Park and Wineglass Bay, one of the most photographed stretches of coastline in the country.

Strategic Location

134km from Hobart, around 90 minutes via the Tasman Highway, close to the midpoint of the Hobart–Launceston East Coast route.

A Growing Town

Population grew 15.1% between the 2016 and 2021 Census to 997 residents, in a municipality of just over 5,000.

A Thin, Genuine Market

Only 13 to 19 house sales a year keeps this a small, real market. Stock that comes up tends to move, not sit.

Affordable Entry

Median house price around $615,000, well under the Hobart median of $803,000, with room for a new house and land package to compete.

Economy & Industry

Record tourism year. Tasmania recorded 1.386 million visitors in the year to December 2025, supporting 50,800 jobs statewide, 15.6% of all jobs in the state. Swansea sits at the start of the East Coast run those visitors take.

Regional salmon farming. Tassal's Okehampton Bay salmon farm near Triabunna, about 50km south, represents around $30 million of investment and roughly 40 local jobs, operating since 2017.

A working rural base. Wool and beef grazing, viticulture and fishing carry the local economy alongside tourism, keeping Swansea a working town rather than a seasonal one.

Transport & Connectivity

Apsley package. Bicheno to Coles Bay Road turn-off upgrade. Construction started early 2025, targeting completion by mid-2026: the East Coast's first Hobart-bound overtaking lane, plus corner realignment.

Triabunna package. 1.3km widening and realignment north of Triabunna, about 50km south of Swansea. Tenders opened November 2025, construction began April 2026.

Lisdillon package. A 13km section between Pontypool and Rocky Hills, about 25km south of Swansea, in planning as part of the same Tasman Highway corridor upgrade.

Community

Healthy School Lunch Program. Extended to Swansea Primary School under the Tasmanian Government's 2026-27 State Budget for East Coast schools.

Freycinet investment. An $11.8 million new Freycinet National Park Visitor Gateway and an $8.1 million Freycinet Peninsula wastewater project, both funded in the 2026-27 State Budget.

$290,000 Spoke Motorcycle Festival funding, a Swansea-based annual event run by the Swansea Motorcycle Association.

Comparable Rentals

Every major aggregator we checked, Cotality/CoreLogic, Your Investment Property and Smart Property Investment, shows rent, yield and vacancy as unavailable at Swansea's suburb level. That's common in a town of under 1,000 people with 13 to 19 house sales a year, not a red flag, but it's not a number we'll invent either.

We don't quote a figure we can't back up. Before any client commits to Swansea, we'll get a written rental appraisal from an independent local property manager for the actual home design and estate presented, the same standard every profile in this series is held to.

What we can say: median house price sits around $615,000, well under Hobart's $803,000, and the town's population grew 15.1% between the 2016 and 2021 Census.

Don't take our word for the rent, because right now nobody's published a suburb-wide number. Straight answers, no fine print

Swansea, explained plainly.

Why Swansea specifically?
It's the oldest municipality on Tasmania's East Coast, established in 1821, with heritage streetscapes you cannot recreate and a population that grew 15.1% between the 2016 and 2021 Census. It's also the southern gateway to Freycinet National Park and Wineglass Bay, one of the most photographed stretches of coastline in the country.
Why don't you show a vacancy rate or rental yield for Swansea?
Because nobody publishes one. Cotality, CoreLogic and every other aggregator we checked show rent, yield and vacancy as unavailable at Swansea's suburb level, a genuine gap for a town under 1,000 people. Rather than estimate, we get a written appraisal from a local property manager before we quote a client a number.
Isn't a town this small too thin a market to invest in?
It's a thin sale market, 13 to 19 house sales a year, which is exactly why prices and growth vary more than in a capital city. It's also why we lean on a written local appraisal rather than a suburb-wide average that can't reflect a market this size.
What's driving the town's growth?
Tourism, primarily. Swansea sits at the southern gateway to Freycinet National Park, and Tasmania recorded a record 1.386 million visitors in the year to December 2025. Alongside that, viticulture, grazing and fishing keep the local economy diversified rather than dependent on one industry.
Is the first call genuinely free and no-obligation?
Yes. It's 15 minutes, it's free, and there's no obligation. We'll look at your numbers and tell you honestly whether Swansea is the right fit.
