Why Shearwater

A beach-town lifestyle, closer to real employment than it looks.

Shearwater is a low-density, owner-occupier-heavy sea-change suburb on the Rubicon Estuary, on the Port Sorell peninsula. It doesn't carry a standalone heritage story of its own, next door, Port Sorell was the first town settled on Tasmania's north-west coast, named in 1822, but that history belongs to the peninsula, not Shearwater specifically, so we won't overstate it.

What Shearwater offers instead is proximity: closer to Devonport's international freight port, the Spirit of Tasmania terminal and the Mersey Community Hospital than almost anywhere else on the North-West Coast, with a beach-town, golf-and-cafes lifestyle rather than a working-port feel.

Population grew 16.27% between the 2016 and 2021 Census to 2,051 residents, and median house prices sit around $732,500, on a market of 39 sales in the past year.

No Shearwater-specific vacancy figure is published. Cotality/CoreLogic and HtAG Analytics disagree by around $110 a week on rent and 0.6 points on yield, a genuine gap, not a rounding difference.

We favour the number we can defend. We default to CoreLogic's sales-transaction-based figures for consistency across this suburb series, but we flag the HtAG figure exists before it goes near a client, and we still get a written local appraisal.

What's solid: this is a genuine sea-change suburb on the Rubicon Estuary, closer to Devonport's port, ferry terminal and hospital than almost anywhere else on the coast, at a median price of $732,500.

Don't take our word for the rent. Cotality/CoreLogic and HtAG Analytics disagree by around $110 a week on Shearwater's rent. We default to the sales-transaction-based figure and flag the disagreement, and we still get a written rental appraisal from an independent local property manager for the actual home design and estate presented before any client commits.

Straight answers, no fine print

Shearwater, explained plainly.

Why Shearwater specifically?
It's a genuine sea-change suburb on the Rubicon Estuary, closer to Devonport's international freight port, the Spirit of Tasmania terminal and Mersey Community Hospital than almost anywhere else on the North-West Coast, with a beach-town, golf-and-cafes lifestyle. It's not a heritage pitch, it's a proximity-and-lifestyle one.
Why do the rent figures disagree by $110 a week?
Cotality/CoreLogic and HtAG Analytics use different methodologies, one leans on settled transactions, the other on a modelled estimate, and for Shearwater they land materially apart: $560 versus $451 a week. We default to the sales-transaction figure for consistency across this suburb series, but we tell you the other number exists rather than hiding it.
Why don't you show a Shearwater-specific vacancy rate?
Because none is published at suburb or postcode level. SQM Research's finest published North-West Tasmania split doesn't cover Shearwater as a standalone region, so we say plainly it isn't available and lean on a written local appraisal instead.
Is the first call genuinely free and no-obligation?
Yes. It's 15 minutes, it's free, and there's no obligation. We'll look at your numbers and tell you honestly whether Shearwater is the right fit.
